Switch Letting Agent to Orbis

If you are unhappy with the way your current letting agency is performing, it is easier than you would think to switch letting agent to Orbis Property. The tenancy agreement exists as a legal contract between landlord and tenant. The terms of business agreement between Landlord and letting agency is a completely separate entity. We regularly acquire properties from other agencies with minimal fuss. We help you understand your existing obligations and when you can switch from your current agent. We have listed the key steps required for a successful acquisition below:

Find out how much notice you are required to give your current letting agent. This is likely to be 1 to 3 months and should be contained within the Terms of Business you signed. If you cannot find it, simply contact them and ask them. Once you have this information, give them the required written notice to end your agreement with them. We will also need contact details for the current tenant: your current letting agent will provide this.

We will contact your current tenant and set up a meeting with them at the property to introduce ourselves and to explain the process going forward. This will involve them adjusting their standing order to pay us rather than your current agent. The timing of this switch will depend on when the notice you give your current letting agent expires.

We will collect all paperwork, keys and relevant information about the property from your existing letting agency and also arrange for the deposit to be transferred into our Safe Deposits Scotland account. We will then send you our paperwork to be completed.

At the point of taking over management, we would usually overwrite the existing agreement with our own for the tenant to sign. We feel more comfortable using our own as we know the content and our legal team have ensured it is up to date.

”Aftercare”

After your property has been successfully setup with Orbis we will arrange a full property inspection. This is to make sure that the tenant is treating the property well and that all items in the original inventory can be accounted for. As part of our full management service we will then conduct quarterly inspections from this point onwards. We will also conduct a rental valuation to ensure that your property is achieving the correct market rate. We do not charge any fees for transferring your property as listed above. The only external cost you may incur is if your current letting agency charge a cancellation fee. We will review your agreement with them to check the cancellation clause. Switch letting agent
